First Time Home Buyers CreditOk – so let me set the stage; so to speak…. It is Saturday morning, second cup of tea and I am answering Arch Telecom calls.

For those unfamiliar, Arch Telecom provides an 800# service with recorded information for each of our listings… and I love these calls! Yep, I sure do and no I am not masochistic, occasionally overly optimistic but never masochistic! I cannot think of a better way to speak to potential buyers who are truly in the moment – i.e., they are physically outside the home that has caught their eye or reading a real estate book etc.

So my first call of the morning was an inquiry about a 3/2 home listed in Goose Creek SC… The young woman shares with me that she has been renting – and that she is considering the purchase of a home… I ask her about her motivation and we discuss the market in general terms…Homes that are available in her price range – geographical preferences, how long she plans to live in the area and then I ask her if she is aware of the First Time Home Buyers credit of $8,000.

She hesitates, "No I don’t know anything about a credit... How does that work?" I was only too happy to explain and she now is speaking with a lender regarding a pre-approval.  Imagine,  I almost didn’t ask this question in the event  I offended her!!!

Ok so I thought – "Just a one off" – most folks certainly know about this program for first time home buyers. WRONG...

I spoke with two other potential buyers the same day who knew nothing about this credit opportunity... So that old saying about making Assumptions still applies.

Just when you think someone knows something – STOP thinking someone knows something. Folks live busy lives and with the constant onslaught of information about the Stimulus Package... The Recovery and Reinvestment Act... the Year 2008 $7500 credit that was really a loan etc. is it any wonder they aren’t up to speed on the latest credit available for First Time Home Buyers.

I love being an educator/ a protector – it is the part of this industry that keeps me committed, keeps me passionate and this post is just a reminder of the role we play in helping folks make,  for what is many,  the most important buying decision in their lives.
