Those folks who choose one of the Active Adult Living Communities in the Charleston SC area as their part-time or full-time retirement community talk about the great weather, the reasonable cost of living, the wonderful activities and of course the friendships that are fostered.

In recent years the Summerville SC area has witnessed the addition of four new ( Age 55+) communities namely Pines at Gahagan, Cresswind at The Ponds, a Kolter Community, K. Hovnanian's, Four Seasons at The Lakes of Cane Bay and the latest community  Del Webb Charleston at Nexton.   These bring the number of Active Adult Age Restricted communities in the Summerville Area  to a total of seven with The Elms of Charleston, Del Webb at Cane Bay  and *Southern Palms completing the group.

Located in the master planned community of Cane Bay Plantation - Del Webb at Cane Bay officially opened in the Summer of 2007 and now has 1,000 homes. Residences are available but on a resale-only basis.  The focal point of the 360 acre community, The Resort at Cane Bay is reserved for Del Webb Charleston residents and their Guests and offers 20,000 sq feet of recreation space including;

Heated Indoor Pool ~ State of the Art Fitness Center ~ Aerobics Studio ~ Workshops ~ Meeting Rooms ~ Craft Center and that is just the inside! Outside, there's another heated pool with sundeck ~ tennis courts ~ pickleball courts ~ bocce courts ~ horseshoes and a firepit.

Restricted to Age 55+: At least one resident must be 55 years old, and no one under 19 may reside within the community. * Children and Grand Children under the age of 19 are welcome and may visit for up to 90 days in a consecutive 12 month period. Anyone over the age of 19 may be a fulltime resident, provided one household member is 55 or better.

Floor Plans
A total of 11 single-family ranch style homes are offered and these range from approximately 1,100 square feet to approximately 2,800 square feet.

Home Sites
Home sites will vary in size between collections. The Seaside Collection will have home sites of 40' x120' approx., the Harbor Collection will be approx. 50' x 120' and the Coastal Collection will offer 64' x 120' home sites.

From I-26 East take US-17A North (Exit 199B) towards Moncks Corner. Merge onto US-17A and travel 4 miles. At the intersection, take a left onto 176 North and follow for about 3 miles. Take a right onto Cane Bay Boulevard and look for the sign that says Del Webb at Cane Bay on your right.

Pines at Gahagan - 501 Gahagan Road, Summerville, SC 29485

For those individuals who prefer smaller communities the Pines at Gahagan may be just the neighborhood to provide a carefree, active adult lifestyle with a boutique feel. Located in the heart of Historic Summerville this 25 acre, gated development will offer a total of 109 single family detached homes ranging in size from 1250 to over 3,000 square feet.

Don't let size fool you the community will offer a plethora of activities and the central focus will be the newly constructed 4.700 sq foot Clubhouse.

From I-26 Take Exit 199A - Highway 17/Summerville - Go approx. ¾ of a mile and turn left onto Berlin G. Myers Parkway. Follow the Parkway to Gahagan Road ~ Turn Left onto Gahagan Road ~ Pines at Gahagan will be approx. ½ miles on your left.

The Elms of Charleston - 9100 Elms Plantation Blvd., N.Charleston, SC 29406

The Elms of Charleston is a wonderful age 55+, gated retirement community located in Charleston County. This hospitable 200 acre community of 300+ homes is built on the site of the former Elms Plantation.

Conveniently located across from the Trident Regional Health Center and just minutes to I-26, The Elms is comprised of both resale and new construction single family detached homes as well as townhomes. Homes range in size from a compact 832 to over 2200 sq feet.

Southern Palms - 701 Southern Palms Blvd., Ladson, SC 29456

Southern Palms, is an age 55+ gated community located in the town of Ladson - close to Summerville, SC and almost around the corner from the Summerville Medical Center. The community is a *land lease community which allows residents to own their own manufactured homes while keeping the funds normally spent on the land purchase for other purposes. Southern Palms is the most affordable Active Adult Lifestyle community in the Charleston SC area.

In addition to lovely landscaped grounds residents need not worry about yard work as lawn maintenance is included in your regime fee.

I -26 Westbound to Exit 205A - Route 78 West to Summerville - Drive 1.4 miles to Stoplight and turn Left onto Ladson Road - Drive to 3rd Traffic Light and Turn Right onto Jamison Road - Travel .2 miles and Turn Right Into Southern Palms.
